Build a House

If your dream is to build a new home, you can do that in Shaker Heights. There are approximately 200 City-owned lots available for infill development, which is the practice of building new housing — in this case, single-family homes — in existing neighborhoods. Infill homes "fill in" to vacant home sites in neighborhoods.

New Housing Developments

In recent years, a variety of new housing developments have sprung up around Shaker Heights with more in the works.

Van Aken Mews

On the same site as the Townhomes of Van Aken and representing a second phase of development for this area are the Van Aken Mews. Currently under construction, these will be two-story, single family townhome-style units. They will also receive the 15-year tax abatement.

Raye Living

In 2024, RMS opened Raye Living, a new 228-unit luxury apartment building in the Van Aken District. 

Arcadia

This mixed-use development has been proposed for the corner of Farnsleigh Rd. and Warrensville Center Rd. in the Van Aken District; in addition to retail and office, the proposal includes a mix of market-rate and affordable apartment units and townhome-style rental units.

StoryPoint of Shaker Heights

Shaker is the place for every age and stage. Formerly HarborChase, this new residential community for seniors includes assisted living and memory care and is located at 17000 Van Aken Blvd. 

Townhomes of Van Aken

Located on Van Aken Boulevard at the intersection of Onaway Road, the Townhomes of Van Aken feature 12 new single-family, town home-style residences with modern floor plans and amenities. Walk to Shaker Square or Chagrin-Lee to do your shopping, or hop on the Rapid for a quick trip east to the Van Aken District or west for an easy commute downtown. 

A 15-year property tax abatement saves buyers up to $11,000 a year. 

Upstairs Van Aken

Upstairs Van Aken leases upscale, modern, open concept one- and two-bedroom apartments in the heart of the Van Aken District. Apartments are conveniently located upstairs from all that the District offers: dining, wellness and retail offerings. Avalon Station
