BOARD OF ZONING APPEALS

 

#2229. RAWSON RESIDENCE – 21300 BRANTLEY ROAD:

Public Hearing on the request of Richard Cissell, Cissell Architecture and Design, representing Judy and Bob Rawson, 21300 Brantley Road, to the Board of Zoning Appeals for a variance to the location requirements for an emergency generator. The applicant proposes to locate an emergency generator in the side yard, which is 22 feet wide. Code allows motorized equipment to be located in a minimum 25-foot wide side yard and screened by a solid fence or evergreen landscaping. The generator is proposed 18 feet 4 inches off the side property line and screened by proposed evergreen bushes.

 

#2228. MCDONALD RESIDENCE – 2700 LANDON ROAD:

Public Hearing on the request of Bill Hance, New Vista Enterprises, representing Matt McDonald & Therese Roche, 2700 Landon Road, to the Board of Zoning Appeals for a variance to the pool location regulations. The applicant proposes an in-ground swimming pool in the rear yard. A variance is requested in order to locate the pool deck 3 feet 11 inches from the side property line. Code requires a 10-foot landscape setback around a pool deck. A new 6-foot tall privacy fence, partial retaining wall and juniper bushes are proposed to provide screening along the side property line.
