BOARD OF ZONING APPEALS

 

#2212. SACKS RESIDENCE – 22726 HOLMWOOD ROAD:

Public Hearing on the request of Brian Sacks, 22726 Holmwood Road, to the Board of Zoning Appeals for a variance to the fence location regulations on a corner lot. The applicant proposes to install a 3-foot tall solid white vinyl fence on this corner lot at Holmwood and Rye Roads. The fence is proposed to be located 29.8 feet off the Rye Road sidewalk. Code requires that fences located in corner side yards not extend in front of the setback line of the primary building on the adjacent lot. The adjacent house on Rye Road is set back 50 feet. The fence encloses a portion of the corner side yard adjacent to an entry. A new landscape plan is proposed to soften the fence from the street view.

 

#2213. RICHARDS RESIDENCE – 16175 SHAKER BOULEVARD:

Public Hearing on the request of Josh Tooker, The Pattie Group, representing Elliot and Lara Richards, 16175 Shaker Boulevard, to the Board of Zoning Appeals for a variance to the number and location for parking spaces in order to locate two parking spaces in the side yard.  The applicant requests to locate two parking spaces adjacent to the side entrance, set back 266 feet from Shaker Boulevard. Code allows only one designated parking space and does not permit parking spaces in the side yard. The applicant has submitted a landscape plan including an evergreen tree and bushes.

 

CITY PLANNING COMMISSION

 

#2214. ANDERSON RESIDENCE – 3594 HILDANA ROAD:

Public Hearing on the request of the City of Shaker Heights, representing Cinnamon Anderson, 3594 Hildana Road, to the City Planning Commission for subdivision of land in order to join a city-owned vacant lot with the property on which the Anderson home is located. The house parcel (735-21-147) is proposed to be combined with the vacant adjacent lot (735-21-148). Ms. Anderson proposes to integrate the vacant lot into her yard. This combined lot meets code requirements in the TF Two-Family Residential zoning district. Subdivision of land requires City Planning Commission approval.

 

#2215. YRM CORPORATION – 3706 SUDBURY ROAD:

Public Hearing on the request of Ishmael Martin, YRM Corporation, 3706 Sudbury Road, to the Board of Zoning Appeals and City Planning Commission for site plan review and a variance to the lot size requirements for a new single-family house. The applicant proposes to construct a new three bedroom house on this vacant lot, with a two-car detached garage located at the rear of the lot. The house will have an open floor plan with a front stoop and basement. The property is 40 feet by 120 feet and 4,800 square feet. Code requires a minimum lot size of 5,600 square feet in the TF Two Family Residential zoning district for a single family home. All location and setback requirements are code conforming. Site plan review is required for all new houses.

 

#2216. YRM CORPORATION – 3740 SUDBURY ROAD:

Public Hearing on the request of Ishmael Martin, YRM Corporation, 3740 Sudbury Road, to the Board of Zoning Appeals and City Planning Commission for site plan review for a new single-family house and a variance to the garage requirements. The applicant proposes to construct a new three bedroom house on this vacant corner lot, with a two-car attached garage facing Scottsdale Boulevard. Code requires a detached garage where the majority of existing garages on the block are detached. The house will have an open floor plan with a front porch and basement. All location and setback requirements are code conforming. Site plan review is required for all new houses.

Public Hearing on the request of Ishmael Martin, YRM Corporation, 3738 Sudbury Road, to the Board of Zoning Appeals and City Planning Commission for site plan review and a variance to the lot size requirements for a new single-family house. The applicant proposes to construct a new three bedroom house on this vacant lot, with a two-car detached garage located at the rear of the lot. The house will have an open floor plan with a front porch and basement. The property is 40 feet by 120 feet and 4,800 square feet. Code requires a minimum lot size of 5,600 square feet in the TF Two Family Residential zoning district for a single family home. All location and setback requirements re code conforming. The applicant proposes to construct a new three-bedroom house on this vacant corner lot, with a two-car attached garage facing Nicholas Road. Code requires a detached garage where the majority of the garages on the block are detached. The house will have an open floor plan with a front porch and basement. All location and setback requirements are code conforming. Site plan review is required for all new houses.
